The Storyopen ChildCare 25 Nursery and Early Years Mobile Home is designed for nursery providers, childminders, community childcare organisations, and primary schools seeking to expand their early years provision capacity through a purpose-built, Ofsted-compliant, and child-centred temporary or permanent building that can be installed on existing school grounds, community sites, or nursery gardens without the cost, construction time, and planning disruption of a conventional building extension. The ChildCare 25 is developed in alignment with the Statutory Framework for the Early Years Foundation Stage, the Ofsted Grade 1 Outstanding learning environment descriptors, and DfE Building Bulletin 99 guidance on early years building design.
The 25-square-metre early years environment is designed around the developmental and safety requirements of children aged 0 to 5: all internal corners are rounded with 50mm radius corner guards, all floor surfaces are soft-cushion vinyl to BSEN 14041 slip resistance Class D, all window glass is laminated safety glazing to BS EN ISO 12543, all electrical sockets are flush-fitted with child-proof covers, and all internal door hardware is finger-trap-free with soft-close mechanisms on all doors. The floor plan delivers a main activity space with flexible furniture provision for group play, structured learning, and quiet activity areas, a dedicated sleeping room with floor-level sleeping mats and blackout blinds, a nappy changing and care area with height-appropriate changing surface and running water, and a lobby-cloakroom with child-height coat pegs and shoe storage.
The natural environment connection that EYFS development guidance prioritises is delivered through a full-width south-facing glazed wall opening to an optional Storyopen-designed outdoor learning area, two north-facing rooflights providing consistent natural daylight for indoor activities, and a biophilic interior material palette of natural timber, wool-fibre wall panels, and plant provision shelving. The mechanical ventilation system maintains CO2 below 600ppm — the level at which children’s cognitive engagement and wellbeing in early years settings begins to be supported by published paediatric indoor air quality research.
